EVICTION PREVENTION
Here's some basic information from the Legal Aid Bureau about what an eviction is and what rights you have...
There are three common reasons why a landlord evicts a tenant:
1) refusal to move out after the lease expires
2) non-payment of rent of any amount for any period of time
3) breaking part of the lease agreement
If your landlord thinks you should be evicted, he/she must go to district court to get a court order. Your landlord cannot evict you on his or her own by changing the locks, cutting off the water or electricity, or moving your belongings out. With a court order in hand, your landlord can have the sheriff make you leave the premises.
If you are a Baltimore County resident and have received a rental eviction notice from District Court, you may follow these steps for assistance:
1) Go to your local Department of Social Services (DSS) office to apply for an emergency grant.
2) Contact local churches/synagogues for financial assistance.
3) If additional help is necessary, call the Community Assistance Network at (410) 285-4674 to schedule an appointment with one of our outreach workers. Our ability to assist you will depend on the availability of funds. Please bring the following items with you at the time of your appointment:
a) "Failure to Pay Rent" notice from the District Court
b) photo I.D.
c) Social Security cards for each member of the family
d) pay stubs for the past 30 days
CAN offered financial housing assistance to more than 500 households during FY2004. In nearly every instance, CAN’s intervention enabled families to remain in their homes, consequently helping to preserve the family structure.
